If you are buying a house, we advise you to get your own independent survey carried out. This will not only provide you with peace of mind, but could potentially save you thousands of pounds in repair bills.

A survey also allows you to be clear about exactly what you are paying for, and it can often assist you in negotiating the purchase price for the property to take its condition into account.

The mortgage lender will instruct its valuer to carry out a basic report - but this is designed simply to ascertain how much the property is worth, to make sure the loan is secured in case you default on the mortgage payments. You may receive a courtesy copy of this report, but it isn't designed for you, and we don't think it is enough to safeguard one of the biggest purchases you will ever make. That's why we make two main types of survey available to buyers:

RICS Homebuyer Survey and Valuation

This is suitable for most traditionally built properties built within the last 100 years. It provides a concise report advising you of any urgent or significant defects or matters that may affect the value of the property. It will aslo give recommendations for further investigations and comment on matters that should be brought to your solicitor's attention.

Building Survey and Valuation

This is a much more detailed report on the construction, condition and future maintenance of the property. It can be carried out on any type or age of building, but is particularly suited to larger, more unusual or older properties. Again, it will make recommendations for further investigations and comment on matters that should be brought to your solicitor's attention.
